A: Seal coat material is made from an asphalt based emulsion that contains water, clay, slate or sand, polymers and asphalt.
Q: Why should you seal coat your asphalt?
A: Seal coating your asphalt will protect your asphalt from the weather. Rain and sun (ultra violet light) will deteriorate you asphalt. Seal coating will extend the life of you asphalt.
Q: When should you seal coat your asphalt?
A: Seal coating needs to be done during the summer months when it is hot and dry. It should be a minimum of 70 degrees and sunny during the day and around 50 degrees at night.
Q: How often should you seal coat your driveway or parking lot?
A: It depends a lot on the amount of traffic on the asphalt, but usually every 3 to 4 years is recommended.
Q: How long should vehicles stay off of the asphalt once it is seal coated?
A: The longer the better but usually 24 to 48 hours.
Q: Why should you seal your cracks?
A: Cracks are sealed with a hot, rubberized crack sealant to prevent water and debris from deteriorating the base below the asphalt. Crack sealing is a preventive maintenance that should be done to extend the life of your asphalt.
Q: After seal coating is done why are tire marks left on the asphalt from cars?
A: Cars are going to scuff the seal coat when they turn sharp or sit in one place and turn there wheel back and forth. Scuffing will last for several weeks after seal coating, especially on hot days. This is normal wear and over time the scuffing will not be noticeable.
